Winter Maintenance Checklist

Let’s summarize the winter season maintenance checklist for landlords and property managers:

  1. inadequate insulation in attics and walls (add if necessary)

  2. aging furnace with clogged air pipes

  3. clear PVC vent pipes of any obstructions

  4. furnace air filters not changed every 3 months

  5. fireplace chimneys clogged with carbon buildup

  6. poor drainage of melting ice and snow from the roof

  7. water pipes exposed to freezing air vulnerable to burst during cold snap

  8. roof is damaged and missing shingles

  9. check batteries in smoke and carbon monoxide detectors

  10. clear big tree branches which look vulnerable in heavy snow or ice storm

  11. clear the roof gutters of debris

  12. check windows for leakage and plug leaks with weatherstripping

  13. protect the air conditioner outside by using a cover or piece of plywood

  14. check hot water temperature in the water tank

  15. flush the hot water tank to drain dirt sediment and improve efficiency and cleanliness and lengthen the lifespan of the heater

  16. check and repair outside lighting

  17. cover landscaping features such as pots, planters and cover vulnerable plants

  18. deliver a bag of salt to renters

  19. clean away dirt, leaves and grime from window slide channels to avoid breakage during winter

  20. clean the clothes dryer vents
